Allowing Pets In Your Vacation Rental: Yes or No?

Allowing pets in your vacation rental or not really is just a matter of preference. The big listing sites are telling us that we need to be pet-friendly to increase our bookings. We all love our pets, the problem is trusting someone else’s pets.

Most pet owners consider pets a part of the family, and there aren’t many pet friendly VRBO / Airbnb listings. That translates to more bookings for the ones that do offer it. 😉

It seems the world is getting more and more pet friendly, I mean they just started a pet airline called Bark Airlines! You might as well get on the band wagon, otherwise before long, you’ll be the odd man out. 🙂

We’ve personally been all over the map with this topic over the years. We started off resisting it for years, and ours (and I’m sure most people’s) two big sticking points with allowing pets in your vacation rental are:

  1. it increases your changes of property damage
  2. it increases the chance of a bad review if all the dog hair isn’t cleaned up

If you’re on the fence about allowing pets in your STR, I think it’s a safe bet that your reason is in that short list above.

We felt the same way! Here’s a bit of our “allowing pets in STRs” story, which started very anti-pet.

Why We’re Allowing Pets In Our Airbnb

Our VRBO account manager was telling us for years that we should accept pets and that was a hard line in the sand for us. We felt it was way too risky to let someone bring their pets. After all we don’t know how good they are as pet owners, are they going to damage furniture, is there going to be pee everywhere? Basically, when the topic was brought up we had the worst possible images flash through our heads. lol

So for years we did not allow pets and in our minds, that was never going to change…. until 2020 came along. Our bookings were sparse and the VRBO account manager told us there was a huge increase in guests booking with pets.

We were much more receptive to it at that time because our bookings weren’t doing very well – so we decided to allow pets.

And OMG! Our bookings increased dramatically! 3/4 of our bookings had pets! It was pretty amazing, and the guests with the pets were fantastic guests! We felt like we really missed out on a ton of bookings because we weren’t willing to give allowing pets a shot.

Today, the percentage of our bookings with pets has gone down quite a bit, but it’s still a pretty high percentage. Right now about 25% of our bookings have pets.

Of course, just like we need to screen our guests, we also have to filter and be decerning with pets.

In this post we’ll go over what our process is for accepting pets and how we filter them. Keep in mind everyone has a different comfort level, so adjust everything below to what makes you comfortable. 🙂

Before Allowing Pets In Your Vacation Rental – Your Need Good Cleaners

Before you think about accepting pets in your short term rental, your cleaners need to be top notch. Accepting pets means more dirt and possibly dog hair, if your cleaners aren’t able to get your house spotless currently before you allow pets  – then you have to first address that a problem.

The goal here is two fold, increase your bookings, while at the same time increasing the number of positive reviews. If you think there’s a chance your cleaners can’t handle it you’ll need to address it with them, and get new cleaners if they can’t handle it.

Bad reviews are the kryptonite to successful STR businesses – do whatever you can to steer clear of them. If you don’t feel confident that your house will be clean after you host a guest with a pet don’t risk a bad review.

That being said, it is well worth the effort to find a good cleaner, who would give you that sense of confidence and start accepting pets.

A Quick Note: Service Animals Are Not Pets

Service animals can not be turned away and you cannot charge an extra fee for them. Service animals are animals that perform a job (think along the lines of seeing-eye dog). You have to allow service animals, that’s a federal law.

Now, there are a lot of people out there that try to call their emotional support animal a service animal but the two are very different. Emotional support animals still fall into the pet category, with the exception of New York and California, where I think you have to make an accommodation for emotional support animals.

The link below has more details on this but in general, if the dog’s mere presence provides comfort, it isn’t a service animal under the ADA.

However, if the dog is trained to perform a task related to a person’s disability, it is a service animal under the ADA.

What Pet Limits Should You Set

Yes, we do allow pets in our Airbnbs, but we set limits on what pets we accept. We’ll go over what we accept here but you should adjust it to whatever makes you feel more comfortable.

We Only Accept Dogs

The word pets is pretty open ended. It makes sense to set a boundary somewhere.

Would you accept a pet pony in your Airbnb? How about a pet mountain lion? LOL I don’t think so!

It’s important to figure out where your line in the sand is. We decided that the only pet we accept is a dog, and 99.999% of the time the pet guests want to bring is a dog. We’ve had people ask if they can bring their cats, and we even had another person ask if they can bring their parrots! Hard no. lol

We figured dogs was a good first step. We definitely can not accept cats, if a cat has an accident in the house it is game over! It is hard as heck to get rid of that smell, and we can not take that chance.

How Many Pets Is Too Many Pets To Allow In An Airbnb?

We limit the number of pets to two.  We have had people ask if they can bring 6 dogs to our vacation rental – 6 dogs! That is way too many dogs for us. We’d be stressing out the entire time, worrying about what they’re doing to our short term rental. LOL

We display the 2 pet limit on the listing and people will always inquire if you would accept more pets. It’s completely discretionary. We’ve made exceptions to our 2 dog limit before, if they have 3, 4-pound toy yorkies then we have no problem making an exception.

How Big A Dog Should You Allow In Your STR?

We have a limit of a medium sized dog (less than 50lbs). You can of course accept how ever large a dog you feel comfortable with. You may also want to check your home owners insurance policy, I’ve heard of some policies have a limit on size and bread that would be covered.

How Much To Charge For The Pet

We charge a flat fee of $120 per pet. When they book through VRBO they can only add the pet fee for one pet, if there’s more than one we send them the payment request for the additional pet.

Sometimes we waive the additional pet fees – it’s all adjustable. Let’s say the guest with 3, 4 pound toy yorkies, if they’re only staying for a 3 day weekend we don’t see a reason to charge them $360 for the 3 doggies. Instead we charge what we think feels fair.

How To Vet The Pet

We have the guest sign a pet waiver and we ask them for a picture of the fur baby/fur babies. Between those two, it gives you a good idea of what you’re getting into and gives the guest an idea of what they are getting into as well.

Use A Pet Waiver

The pet waiver basically goes over what we expect from them and their pets. We have them sign it to give them a sense of responsibility and it forces them to acknowledge what we are expecting.

Things like:

  • No pets on the beds or furniture
  • They need flee treatment
  • Pets can not be left in the house alone unattended
  • Pets can not be left alone in the pool enclosure
  • If we need to treat for flees they are willing to pay for the treatment
  • we require a grooming prior to arrival
  • Pets need to be on a leash at all times when outside

It also has a few fields for them to fill out, name, size, bread and weight. We make note of the pet’s name, and use it when we recommend pet friendly activities in the area. 😉

Ask For A Fur Baby Picture

There’s a couple of reasons for the pictures.

First, people love sharing pictures of their fur baby – it builds rapport with the guest.

Second, it gives us an idea of what the dog looks like. If the dog has long hair or looks bigger than we’re comfortable with, or if the dog looks like it may be too aggressive we express our concern to the guest and they’ll either cancel or assure us that they won’t be a problem.

Either way, it makes sure your concern is addressed.

What You Need To Change To Be A Pet-Friendly STR

We haven’t changed anything at the vacation rentals to make them pet-friendly. I know some STRs have dog beds, dog bowls, doggie bags, treats, etc…

We felt many of those things are preference based so we left it alone. What we do do is send them information on pet-friendly places, like restaurants, also the closest animal hospital, and closest groomer. We also tell them the HOA rules, like picking up after their dog and that the dog should always be on a leash when outside.

There You Have It

That’s basically everything we do, now that we allow pets in our vacation rentals.

Cleaners will Make Or Break Your Airbnb Business

Yup it’s true, your cleaners will make or break your Airbnb business. They are the single most important members of your team.

Let me explain.

The biggest factor in a guest leaving a horrible review is ick factor.

Guests can be pretty lenient with many things, but a dirty house is not one of those things.

If an Airbnb host receives a terrible review because the house was dirty, that is the kiss of death for any new bookings.

Even if you do get a new booking, that guest will be on high alert for a dirty house.

And in life when you are looking for something… you find it.

So that bad review can lead to more bad reviews, killing any momentum you may have had before that first bad review. 

You Can’t Use A Regular Cleaner To Do Vacation Rentals

Now don’t worry! We’re not suggesting that you go out and clean the house yourself every time your guests check-out to make sure everything is perfect.

It’s more about what to keep in mind when selecting the right cleaners for your house.

We learned early on that a regular house cleaner would not be the right fit to clean a vacation rental.

Over time, we realized that we needed to find a team of cleaners that focuses on vacation rental hospitality cleaning.

Here are a few tips to help you find the right cleaners for your airbnb business and also what you can do to help the cleaners do what they do.

First Things First – What is Vacation Rental Hospitality Cleaning?

Vacation rental cleaners focus on hospitality cleaning for your short-term rental or AirBnB. They will consistently accomplish a set of tasks after every cleaning.

They’re more like the cleaners you find in a hotel than the cleaners in your personal home.

In your personal home you wouldn’t expect the cleaners to check inside any personal drawers or throw out leftover food in the fridge – that would be a big no no in your own home.

But that is what you’d expect from a hospitality cleaning.

After your guests check out, the cleaners, for instance, will inspect the house from top to bottom while they follow their regular cleaning check-list.

A vacation rental cleaning service is expected to check all of the drawers, closets, and cabinets, place everything back in its proper place. They’ll provide light maintenance, such as changing the TV remote batteries or a light bulb.

The goal for a vacation rental cleaning service is to have the same level of cleaning for every new guest that checks into your house.

It’s important to organize your vacation rental, that way all your guests have the same experience and it also help your cleaners get their job done faster.

Remember, when it comes to your vacation rental business, you’re only as good as your last cleaning.

What Is Part Of Their Routine?

When interviewing the cleaning service for your vacation rental, ask them what is covered in their routine cleaning checklist.

You can expect the standards to all be done, vacuuming, dusting, cleaning the bathrooms should all be standard.

Some cleaners charge additional fees for things like BBQ cleaning, linens, cleaning the pool deck, cleaning outdoor furniture, etc…

Other questions to ask are:

  • Do they provide soaps
  • How about toilet paper and paper towels
  • Do they use their own cleaning supplies

Once you know what they do or don’t do, it will help you better determine which cleaning service is the right fit for you.

Are The Cleaners Insured?

Make sure they are properly covered. Your cleaners will have full access to your house and, sometimes, your guests.

You want a cleaner that has their own insurance coverage in case anything happens while they are at your house.

The last thing you want is the cleaners to get injured while cleaning your house – and for you to be on the hook for it.

Is It The Same Cleaners Every Time Your Guests Check-Out

It’s okay to try out a few cleaning services, in the beginning, to figure out which one is the right fit for you.

In the end, you’ll want to consistently use the same cleaners so that they have familiarity with your house.

Your regular cleaning team will reach a point where they will enter your house, and they will be able to tell right away if there is something out of the ordinary or if something needs to be fixed.

Keep in mind that your cleaner’s feedback is essential to your vacation rental business.

Your cleaners, for instance, will be the ones who will give you the green light to return the damage deposit for the guests who just checked-out.

As short-term rental owners, we rely on their feedback to make a multitude of decisions, such as maintenance issues, restocking of supplies, etc.

A new cleaner may do a great job, but their lack of familiarity will affect a lot of valuable feedback that you’ll typically receive from your regular cleaners.

They’re still getting to know the house and learning how you like for things to be done around the house.

A Note On Management Companies

Using the same cleaners will be next to impossible if you use a management company for your Airbnb.

We tried with our houses but it never worked out.

Even when the management company assigns the same cleaning company to do our house there was simply no way for the management company to ensure that we’d get the same cleaners from that cleaning company.

We were 1 step too removed. That’s the main reason we started to use our own cleaners.

Provide A Picture Book/Checklist To Help Your Cleaners

It’s really helpful to create a house picture book with a checklist. It doesn’t have to be anything fancy.

Even a team of cleaners with intimate knowledge of your house can forget where certain items should to be stored or may even miss that something is missing.

Keep in mind that your cleaners probably do multiple houses, and every house may start looking alike, particularly when they are cleaning back-to-back.

To be honest, there are times, where we have walked into our vacation rental and forgotten where certain items were placed.

That’s the reason why we create a picture book checklist for our cleaners.

With it they can see what the house should look like and where everything should be placed.

Providing a picture book checklist will also save you time. They can reference it instead of having to call you every time they have a question.

The picture book and checklist are also great when you are starting off with a new cleaner know. It clearly lays out what they should be doing and how the house should look when they are done.

Cleaners Are Your Eyes & Ears 

In the process of cleaning, your cleaners become your eyes and ears.

They’ll let you know when there is wear and tear or if an item is broken and needs to be replaced.

We personally don’t go to the houses after every single check-out so without our cleaner’s feedback we’d really be left in the dark.

They let us know about everything that is going on in the house.

Something as simple as them letting us know that the tub is a little slow, gives us the heads-up to call the handyman to unclog it.

A slow drain isn’t a big deal if you address it right away. But it can easily become a yucky clogged tub for your next guest.

Managing Expectations

Cleaners have a very challenging job, especially when they are doing a back-to-back cleaning (a check-out and check-in on the same day).

We don’t expect them to clean behind the stove and dust the blinds on every clean.

These tasks would be more appropriate for a deep clean, which we schedule twice a year for our houses.

Make sure to let your cleaners know what you are expecting from them and how they can communicate with you.

Some cleaners provide pictures, some video, some call while others text.

There is no good or bad way of communicating, as long as you’re both on the same page.

Nice linens can be really expensive. So getting linens to last as long as possible is something every vacation rental should be doing.  In this article we’ll give tips on keeping vacation rental linens beautiful. An added perk, your linens will last longer!

If you don’t have systems in place to extend the life of your linens, they can significantly increase your monthly costs.

Luckily with a few small tweaks, your linens will not only stay beautiful, but they’ll also last much longer.

1. Ask Guests To NOT Strip The Beds At Check-Out

Ask your guests to leave the beds unmade.  I know, it’s probably the opposite of what you’ve been told or thought, but when the sheets are on the bed, it’s much easier to see if there are stains

The cleaners will be looking out for the stains when stripping the beds and can pre-treat them before placing the sheets in the washing machine.

It’ll prevent the stains from setting in and also helps the cleaners know if any linens are missing.

2. Pre-treat Stains

Keep a spray bottle of OxiClean Laundry Stain Remover on top of the washing machine in the laundry room.

That way, the cleaners or guests (if they decide) can pre-treat stains before washing the linens.

Following this system helps prevent stains from permanently setting in and will save you money in the long run.

By following just this step, you’ll be replacing a lot less linens.

3. Wash Using OxiClean Instead Of Bleach

Don’t worry, this isn’t turning into one big OxyClean commercial, lol. We have plenty of non-OxyClean related tips below. 🙂

We find chlorine bleach is too harsh on the linens to be used in every wash.  Instead, we use oxygenated bleach (OxiClean).  It does an excellent job of keeping the sheets & towels white.

You can still use chlorine bleach once in a while, but we recommend not doing it too often.

Bleach wears down the linen’s fibers, which translates to replacing linens much more frequently – and we don’t want that.

Side Note: When choosing linens we’ve heard some people say they get dark colored sheets and towels to hide the stains.

Not a good idea! Stick to white linens.

Two reasons, first anything other than white linens give guests a bit of an eww factor.

Second,  if there are stains, white sheets can be bleached, colors can not.

4. Skip the Fabric Softener in the Wash

Fabric softener smells great, but it has oils in it that stick to the linen fibers and make the fabric less absorbent, almost water repellent.

And that’s not good when you are trying to use water to clean them.

Instead, use 1/2 cup of white vinegar in the rinse cycle. It’s a natural fabric softener that also removes any excess soap while it softens the linens.

An added perk, it’s also cheaper than fabric softener.

5. Provide Laundry Pods

Yes, it’s an additional expense, but guests love this perk.  The vacation rental business is all about standing out from the crowd.

Providing laundry pods is an inexpensive way to do that.

Besides, it’s not uncommon for a little one to have an accident.  🙁  Isn’t it nicer to have the guest wash the linens themselves instead of having them reach out to you or the management company to request replacement sheets.

Providing laundry pods is a win-win. In our vacation rentals, we use Kirkland Laundry Pods.

6. Grandma’s Secret Spot Remover

On occasion, you’ll get make-up, oil or a sharpie stain on your linens or blanket. 

Sometimes, it’s enough to use OxyClean Laundry Stain Remover,  let it sit overnight and repeat.  The stain will usually be gone after you launder it.

For more stubborn stains, we recommend Grandma’s Secret Spot Remover.  Recently, we had a very large dark blue sharpie stain on one of our comforters. We tried removing the ink with alcohol, which took care of some of it, but the darn thing wouldn’t go away.

We treated the sharpie stain with Grandma’s Secret Spot Remover, let it sit for 5- 10 minutes, rinsed by hand then repeated this process 3 more times until the stain was gone. 

We laundered the comforter, and it was saved.  😁  Of course, it may not work for every stain, but it’s our go-to for the really tough stains.

7. Have A Separate Red Laundry Bag for Stained Linens

We noticed that some of the cleaners would automatically throw away a stained towel or pillowcase. 

We ask our cleaners to place all stained linens inside a red laundry bag we labeled “Stained Linens”.

Every so often, we check the bag with the stained linens, treat the stains and we’ve been able to save the majority of the linens.

After adding the red bag to the process, the amount of linens we were replacing went way down, which helps our bottom line. 

Often, the small changes lead to big results.  😉

8. Bonus Tip! Baby Wipes

Yup, you read correctly – baby wipes.  They’re fantastic at removing stains from carpets, tile, walls, and just about anything you can think of.

Baby wipes are our go-to when we find a stain or marks around the house.

We always keep a few packages of Kirkland baby wipes in the owner’s closet for those last-minute cleanups.
